Millsap is a small town in west Parker County, north of I-20 and near the Brazos River. The land around it is pasture, post oak, and creek bottoms. We build pipe fence, gates, and water gaps here, put up shops and barns on pads we cut, and dig stock tanks.
Building around Millsap
West of Weatherford the county gets hillier and more wooded. By Millsap the creeks cut real draws on their way to the Brazos. Places are bigger and farther apart. Cattle on rolling pasture, hay in the bottoms, and houses set way off the county road at the end of a long gravel drive. Millsap ISD is in town. The rest is country.
Plan for water here. A fence across a creek bottom near the river meets water that comes up fast and carries brush and logs. A rigid fence across that channel either catches the drift and goes down, or dams the creek. A water gap at the crossing lets the flood and the drift through, then holds cattle again when the water drops. The rest of the line stays standing.
Up on the ridges it flips. Rock can sit right under the grass, and post holes go slower. On a long cattle perimeter that crosses both, pipe top rail over wire covers the ground, and corners get set to whatever the hole gives us. To hold deer or exotics, ask about high fence. It takes taller posts and heavier bracing at every corner and gate.
A hay barn or equipment shed out here needs a pad up out of the runoff and a drive a loaded trailer can use in the wet. We cut both at once so the building, gate, and turnaround line up. If a tank's on the list, the same walk shows which draw already carries the water.
What we build in Millsap
- Pipe fence
Around the house and pens on a Millsap place, pipe fence takes the leaning and rubbing that wire can't.
- Water gaps
Lines crossing creek bottoms toward the Brazos get a water gap at each crossing, sized to the channel.
- High fence & game fence
Wooded draws and pasture around Millsap hold deer. High fence here goes in with braced corners at every turn in the line.
- Ranch gates & openers
A long gravel drive off the county road ends at an entry gate. Where power doesn't reach that far, use a solar opener.
- Shops, barns & covers
Hay barns and equipment sheds sit on a pad above the runoff, with the drive cut at the same time.
- Ponds & stock tanks
Creek-cut ground near Millsap gives a stock tank several possible spots. We pick the one where the soil and the draw both work.

Permits and rules
Inside Millsap city limits, ask the city about fence and building rules before work starts. We haven't checked them for this page. In unincorporated Parker County there's no county building permit, but septic and floodplain work is regulated, and that matters on ground this close to the river.

Millsap questions
My fence crosses a creek near Millsap that floods. What goes there?
A water gap. It lets high water and drift pass, then holds stock again. We look at the channel and how high it gets before we decide how to build it. Our water gap guide lays out the options.
Is my place in Millsap or in the county?
Millsap has its own city limits, and the land around it is unincorporated Parker County. Your Parker County Appraisal District record shows which side you're on, and that tells you who to ask about permits.
